House and community rules
You are kindly requested to observe a number of regulations which are designed to make your stay a pleasant and harmonious experience. They include consideration and respect for your roommates as well as for your neighbours in the buildings nearby. Please heed the following house and community rules, which form part of your tenancy agreement and were handed to you together with the agreement.
Living in the Ebba Simon Haus is only permitted under a valid tenancy contract of which the House Rules form a part. Any violations of these regulations may result in a termination of the lease. The Landlord reserves the right to change the house rules if this is required. Changes will be announced via notice board and must be observed.
These house rules are a sample set. They may vary by location. The house rules attached to the relevant contract documents or provided on-site always take precedence.
- Each Tenant is obliged to treat the rented property entrusted to him or her as well as the common facilities and areas with care, using them only for their intended purposes and protect them against loss, damage or contamination. This also applies to any technical equipment made available for use to the Tenant. The refrigerators must be cleaned regularly. Washing machines and dryers in the central laundry room should be cleaned immediately after use (remove spilled detergent). Malfunctions, damages or any other degradations should be reported immediately to the House Manager or the housing administration
- Barbecuing over an open flame is not permitted on balconies, loggias, terraces, or in common rooms and on common areas. Under observance of Fire & Safety precautions, grilling with an electric grill is permitted with the consent of the House Manager.
- Balconies, loggias, terraces, common rooms and common areas, except the customary tables, chairs, deckchairs, sunshades and plants, must not be used as storage spaces.
- It is prohibited to throw any objects, also cigarettes, etc., out of the windows. If contamination is traceably caused by a resident, then the Landlord will remove the contamination at the expense of the Tenant / polluter.
- It is not permitted to place any objects or flowers on the external window sills. Also not allowed is any parking / storage of items or furniture in the student apartment complex, especially in corridors and common areas.
- Any structural and technical alterations as well as any improper interference in safety and utility facilities (e. g. locking systems, gas, water and sanitary installations, electrical power, antenna or satellite systems) are not permitted.
- Fire protection equipment must not be damaged or restricted in its function. The improper use of fire extinguishers is prohibited.
- For cleaning the apartments / rooms, in-house vacuum cleaners are available for free and can be borrowed from the House Manager during office hours. This equipment must be handled with care.
- For washing and drying the laundry, washing machines and tumble dryers are available for public use in the launderette (subject to payment). The equipment must be operated in accordance with the displayed instructions, and exclusively through the installed prepayment meter. To avoid moisture damage and mould growth inside the apartments, for drying clothes exclusively the electric dryers are to be used.
- All public traffic areas (like floor corridors, staircases, lifts, launderette and technical plant rooms) may not be used for storing any belongings of the Tenants. Also, in these areas the affixing of any posters, wall decorations, etc. is prohibited. Common areas, floor corridors and escape routes must not be used for parties or similar events.
- All residents are entitled to make use of the common areas in all three houses in consultation with the administration and/or the caretaker. Events in the common areas of the student residences may be arranged only after prior approval. The furniture must be handled with care. In particular, the use of the communal kitchen requires a proper cleaning.
- Bicycles have to be parked in the designated bicycle rooms. The Landlord reserves the right to remove any not tidily positioned bicycles, store them separately and return them to the users only during the office hours of the House Manager. Tenants moving out must not leave behind any bikes in the premises.
- Each Tenant is obliged to use water, electricity and heating in the residential complex economically.
- Noise is to be avoided. Any sound reproduction via technical appliances is only allowed at room volume. From 22:00 to 8:00 hrs special consideration will be required. Sound carriers may generally not be used on balconies, loggias, terraces or other common areas. Within closed common rooms, sound carriers may only be operated at a moderate volume. Due consideration is to be given to the legitimate interests of the neighbours.
- The Tenant is obliged to separate his or her waste for recycling in accordance with the different waste bins/containers made available for that purpose. For details, refer to the specifications labelled on the containers. All waste, except bulky and hazardous waste, must be disposed of in the respective waste containers and waste bins. Packaging materials and large-volume objects are to be shredded in an appropriate manner before dumping them into the waste container. For hygiene reasons, make sure that the area around the waste bin/containers is not soiled. After the waste disposal, close the cover of the waste container carefully and make sure that no waste residues are jammed between container rim and lid.
- The assigned key cards must be kept safely. The entrance doors will be locked from 23:00 to 07:00 hrs. Key cards may not be forwarded to persons not living in the house. Card losses and lock defects must be immediately reported to the caretaker or the housing administration. Unauthorized reproduction of key cards, any fixing, alteration or destruction of locks is prohibited.
- For the entire residential complex, a smoking ban applies which has to be strictly observed.
- (1)The keeping of animals is prohibited. Any pest infestation must be immediately reported to the House Manager.
- When moving in or moving out, each Tenant must register or unregister within a week with the local residents’ registration office (Einwohnermeldeamt).
